Highland Park has seen more price appreciation per square foot over the past decade than almost any neighborhood in Los Angeles. What was once a largely overlooked northeast corridor has transformed into one of the most competitive buyer markets on the east side, driven by relative value, architectural character, and the commercial energy of Figueroa Street and York Boulevard.

The housing stock is primarily Craftsman and bungalow-style homes from the early 20th century, many of which have been renovated to varying degrees of quality. Lot sizes are generally small, and the street-grid layout limits parking.
